Quays unlock latest phase of new scheme

Kensington has released details of the next step in its development of Lytham Quays – which includes 350 new eco-friendly homes and 44,000 sq ft employment space.
The company says the scheme will provide a choice of new sustainable green homes comprising: 205 open market homes; 70 affordable housing properties for Lytham residents; 45 sheltered apartments for the elderly; and 30 extra care apartments.

There will be new industrial and office development, promoted in conjunction with Fylde Council, and 44,000 sq ft for industrial/office use.

The plans also include improved flood defences and infrastructure works and improved recreational and environmental opportunities. Kensington says Phase II of the project – at the 17-acre Dock Road site – follows closely the scheme first presented at an open exhibition in Lytham in February.

The firm says the principle of the residential development was supported by 61 per cent of the public following a consultation. The main benefits were seen as the regeneration of a contaminated brownfield site and the enhancement of the Dock Road area.

Other feedback includes:

72 per cent of respondents support the renewable energy and energy conservation measures. In particular, heat pumps and solar panels;

The riverside and coastal walk was overwhelmingly popular, with 82 per cent supporting this feature;

The 44,000 sq ft of new employment was supported by 57 per cent;

The provision of 20 per cent of the overall number of units as affordable homes at below market value for eligible Lytham residents was supported by 66 per cent.
